Five tips to improve the flow and function of your home

If you’ve been paying much attention to real estate news lately, you know that it’s hard to buy a house in Bellingham. Houses are flying off the market, often going for well above the asking price.

So what do you do if you need to upgrade your house?

Often, the solution is right in front of you. If you love your house’s location but are unsatisfied with a few of its flaws, there are a few things you can do to improve its flow and function and turn it back into your dream home:

Remove walls: Few things can improve the feel of a home like removing an unneeded wall. What once was a cramped kitchen or isolated sitting room can become an inviting hub of conversation among family and friends. Add windows: A client on Barkley Hill recently asked Hudson to add a large window to better capture territorial and sunset views. Installing new windows (or sliding doors) can also help to extend the living area and connect the house with the gorgeous outdoors of the Pacific Northwest.

Widen doorways: Hudson worked on a remodel in the South Hill area of Bellingham in which we expanded a doorway to better connect the kitchen with the rest of the main living spaces. What once was a dark, narrow pass-through kitchen is now an open, inviting living space, and the flow of the entire house is improved.

Borrow space from adjacent rooms: Especially for those excited to grow old in their current home, an expanded master suite makes a lot of sense. There are a number of ways to accomplish this, including adding on to the outside of your home, but borrowing from underutilized space is usually the simplest.

Add on to your home: Borrowing from adjacent spaces works well, but sometimes the best option for expanding a kitchen or family room space is simply to push out an exterior wall. One huge benefit of this option is that you can also add extra windows and open the floor plan while you’re at it.
